Request evidence for removal
Ask which materials were inspected and what findings support removal or retention. Burned framing and damaged electrical systems require qualified evaluation; a surface appearance is not a structural report. Do not pull apart finishes yourself to see what is behind them.
Keep stabilization distinct from rebuilding
Temporary protection, debris handling, cleaning and reconstruction can have different contracts and approval steps. Ask how unaffected contents and adjacent units are protected. Identify who can approve a revised scope and how additional work will be documented before it starts.
Record what remains unresolved
A proposal should identify inspection limits, concealed-condition contingencies and any specialty assessment required. Keep photographs and authorizations together. Ask which permits and trade credentials are relevant to the proposed repair; the appropriate authority depends on the actual address.
